I Understand Why Forest City Condos Are Often Vacant After a Night’s Stay

In southern Malaysia, Forest City is a luxury development built by China’s largest developer, Country Garden, at a cost of $100 billion. Spread over four square miles, the estate boasts towering apartment buildings and a white-sand beach overlooking the Johor Strait, with views of industrial plants in Singapore.

During my first visit to Forest City in May 2022, the development appeared deserted, with dark windows in hundreds of apartments and few people on the roads or at the beach. Despite plans to have 700,000 residents in the next six years, only 9,000 people currently reside in the estate.

This past March, I returned to Forest City eight years into its development and decided to stay overnight in one of the vacant apartments. I booked a homestay at a condominium unit for 70 Singapore dollars or $52 through a property manager. Similar units are available on Airbnb for as little as $38 a night.

Despite my request for an interview with the owner of the unit, they declined to comment due to privacy concerns. When I reached out again for more information from Country Garden about their status on Forest City and their plans moving forward, they did not respond to my requests.

The lack of response from both parties raises questions about what is happening with this grand project and whether it has lost appeal among potential residents. It also highlights how difficult it can be for developers like Country Garden to accurately predict demand for luxury developments like Forest City and make them profitable investments.
